Staging has proven to be the best way to sell a home faster and to get top dollar. Staging a home sets the scene throughout the house, creating immediate buyer interest in a property. Staged homes look better in pictures on the MLS and, as it’s often said, “A picture’s worth a thousand words”-- and maybe thousands of dollars in your pocket upon the speedy sale of your home.

Most homeowners are not aware of everything that can and should be done to prepare a home for sale or to maintain its appearance during the selling process. That’s because homeowners focus on creating environments that are warm, comfortable, and inviting for them and their families-- not for potential buyers. That’s where professional staging can help. Stagers help you see things from the buyer’s perspective.

As your staging consultant, I’ll identify things that could prevent your home from selling quickly, and point out others that should be emphasized and accentuated. I’ll create a detailed plan that will present your home in the best possible light. My experience, eye for detail, and designer’s “tricks of the trade” will help you transform your home into a showplace that buyers will walk into and want for themselves.

Benefits of Staging
Staging provides two main benefits: staged homes sell faster, and staged homes get higher offers. Let’s look at these benefits in more detail.

Staged Homes Sell Faster
Studies show that staging a home cuts its time on the market about in half, compared to similar, non-staged homes. Why? To begin with, staged homes look better in the MLS listings, attracting more interest from the start. In addition, professional staging shows off a home in ways that resonate with potential buyers, helping them envision themselves in the home-- an essential part of the decision to buy.

Staged Homes Get Higher Offers
In general, the longer a house is on the market, the lower the asking price becomes. (Have you ever seen it go the other way?) That’s because sellers think that lowering the price is their only option when they’re not attracting buyers. It’s not unusual to see a home’s asking price go down multiple times. Staging offers a better alternative to reducing the asking price. Remember, staged homes sell faster-- and quicker sales mean less need to cut the price.

Note: the higher selling price commanded by a professionally staged home far exceeds the cost of staging it. On average, the increase in selling price is over four times the staging fee. Couple that with lower carrying costs and the convenience of a quick sale, and staging becomes the best investment a seller can make.

Our Staging Services
Our Verbal Consultation is an inexpensive way for you to get to know our services. The Verbal Consultation gives you the information you need to best prepare your home for sale. You’ll be shown everything that needs repairing, replacing, updating, or cleaning-- as well as items that ought to be removed. This is a very productive and economical way to get the information you need.

We will asses your home inside and out. This walk-thru and evaluation should take 1-2 hours, depending on the size of your property. Along with you, the homeowner, we will take a thorough walk through each room, taking “before” pictures and discussing the pluses and minuses. On the spot verbal staging recommendations and an action plan (if we are to help you further with your staging) will be provided to prepare your home for sale. I recommend each homeowner be present for the consultation because of the important information that will be provided.

Our Home Evaluation Report provides a written record and photographs of the room-by-room walkthrough and consultation, including recommendations for maximizing each room’s visual appeal. These recommendations form a pre-sale To-Do list and in many cases much of the work can be done by the homeowners themselves. However, the homeowner may prefer that we handle some or all of the work, and in that case a written estimate and contract will be provided.
